Determinants of land dynamics and population perception in the Adjarra-Avrankou doublet in Southeastern Bénin

Rapid population growth has intensified competition for land, resulting in reduced arable areas and growing pressure on land use. As a major production factor, land has fostered strong relationships among stakeholders, reflecting diverse strategies, practices, and complex interactions of determining factors. The methodological approach combined documentary research, field surveys, and data analysis. To better capture the determinants of land dynamics, a correspondence factor analysis (CFA) was applied. Results showed that demographic pressure (28.22%) and subdivision (27.80%) were the most influential factors, while environmental quality (15.17%) and spatial planning (14.48%) also played significant roles. These findings underscore the need for sustainable and inclusive land governance to balance socio-economic development and environmental preservation.
